The development of the Center Point of Indonesia (CPI) area in Makassar represents one of the strategic urban projects that reflects capital- and investment-driven development practices. This study aims to analyze the process of capitalist spatial reproduction and its impacts on the social and economic conditions of communities surrounding the CPI area, particularly street vendors and local residents. The research employs a qualitative approach using a case study method. Data were collected through field observations, in-depth interviews, and documentation, and were analyzed descriptively using a qualitative approach grounded in the theory of capitalist spatial reproduction. The findings indicate that the development of CPI has led to a shift in the function and meaning of public space from an inclusive social space to a selective, controlled, and economically oriented space. Public space is managed according to aesthetic and investment-driven logics, thereby restricting access for lower-income groups, particularly street vendors. The social impacts include weakened social interactions among local communities and an increasing sense of alienation from public space, while economically the development of CPI exhibits a dualistic character by promoting urban economic growth without equitable distribution of its benefits. This study concludes that without inclusive and participatory spatial governance, capital-based urban development has the potential to deepen social inequality and spatial injustice in urban areas.
